We work with a transparent model where Norli charges a percentage of the rental income. Our standard fee is 20%. For larger assignments or long-term partnerships, individual terms can be offered.
Our fee includes our complete, end-to-end service, for example:
You pay nothing if your property does not generate any rental income. Platform fees (such as Airbnb) and stay-related costs (e.g. cleaning) are handled according to the agreed setup and are always clearly reviewed with you before we get started.
After each stay, we compile the rental income, any applicable costs, and Norli’s fee. Then:
your share is paid out to the bank account you have provided
You receive a clear breakdown showing what each booking generated (income, fees, and any applicable costs).

Payouts are made on an ongoing basis as agreed. All details regarding payments, fees, and terms are clearly defined in the agreement before we get started.
The foundation is that you have your own home insurance policy that allows short-term rentals. In addition, Norli’s insurance coverage through Ålands Försäkringar is included for bookings managed by Norli. This acts as complementary protection during the rental period, without you needing to purchase any additional coverage or activate anything separately.
The insurance coverage may, for example, include:
additional protection if something is damaged during the rental period
compensation may apply if your home insurance does not fully cover the damage
you receive support throughout the claims process, from documentation and evidence to handling the case further
We always follow up after each stay in connection with cleaning and handover. If anything is identified, we guide you through the entire process — from reporting and gathering documentation to ongoing communication — ensuring the matter is handled securely and correctly.

If any damage occurs, we handle the process and guide you every step of the way:
The damage is identified and reported — by the guest, the cleaning team, or you.
We document the issue with photos and a clear description.
We manage the communication with the guest and assist with the claim in accordance with the insurance coverage applicable to the booking.
We always follow up after each stay in connection with cleaning and handover to ensure any issues are identified quickly. Normal wear and tear is typically not compensated, but more significant damage or clear negligence is handled promptly and with high priority.
The rules depend on the type of housing you have — and who owns the property.
Condominium (tenant-owner apartment): You normally need approval from the housing association board for subletting. If the association denies your request, you may in some cases apply for permission from the Rent Tribunal (Hyresnämnden).
Rental apartment: You generally need your landlord’s approval. If the landlord does not approve, you may in certain situations apply for permission from the Rent Tribunal. Renting out without permission can have serious consequences.
Villa / holiday home (freehold ownership): You usually have full freedom, but there may still be conditions through, for example, your insurance, a joint property association, or local regulations depending on the area and setup. (It’s common to double-check the specific conditions that apply to your property.)
